So, I’ve got this little studio flat in Moray, Scotland — it’s actually just a stone’s throw from the edge of the town centre, quiet and tidy. I’ve kept the bills out of the picture — no parking, no garden access, and nothing included beyond heat and water. The EPC rating is a C, which is fair enough.
